Sauf pour les charges locatives, elles demeurent \u00e0 un niveau supportable.<\/strong><\/p>\n\n\n\n<p>Si le boulanger ou la confiseuse qui exploite une entreprise ne parvient \u00e0 gagner sa vie qu\u2019avec beaucoup de peine, car les d\u00e9penses s\u2019accumulent et r\u00e9duisent les profits, il ou elle n\u2019a pas \u00e0 se soucier du loyer. Hormis toutes les nouvelles et tendances plut\u00f4t moyennes concernant les chiffres \u00e9conomiques dans le secteur de la boulangerie-confiserie, l\u2019\u00e9volution des charges locatives semble \u00eatre source de joie et de confiance. Les directeurs d\u2019entreprise, boulangers et confiseurs, peuvent pour le moins s\u2019attendre \u00e0 une certaine s\u00e9r\u00e9nit\u00e9 et constance \u00e0 un niveau rentable de ce c\u00f4t\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-fin-du-recul\">Fin du recul\u2009?<\/h2>\n\n\n\n<p>En 2016, les chiffres des loyers dans les boulangeries-confiseries sugg\u00e9raient que les charges locatives allaient stagner ou m\u00eame augmenter. Contrairement aux premi\u00e8res hypoth\u00e8ses, les loyers des entreprises ont continu\u00e9 \u00e0 baisser en 2017. La raison est\u2009: des taux hypoth\u00e9caires historiquement bas. Ceux-ci ont toujours d\u2019importantes r\u00e9percussions sur les loyers.<br>L\u2019offre exc\u00e9dentaire d\u2019entreprises sur le march\u00e9 est aussi susceptible d\u2019influer sur la fixation des loyers pour les nouvelles entreprises souhaitant louer. Cela augmente \u00e9galement les chances qu\u2019un nouvel arrivant obtienne de meilleures conditions pour son affaire.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-bas-certes-mais\">Bas certes, mais\u2026<\/h2>\n\n\n\n<p>En prenant les loyers dans d\u2019autres secteurs, par exemple ceux des entreprises de restauration, et en les comparant, dans une analyse d\u00e9taill\u00e9e, aux loyers du secteur de la boulangerie-confiserie, on constate que ces derniers sont plut\u00f4t bas. Il faut n\u00e9anmoins tenir compte du fait que le petit et le grand inventaire sont pratiquement toujours la propri\u00e9t\u00e9 du locataire et que les entreprises deviennent donc tr\u00e8s capitalistiques. Or, ce capital n\u2019est pas facile \u00e0 lever, surtout pour les jeunes entrepreneurs, les nouveaux arrivants et les start-up.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-les-charges-de-location-continuent-a-baisser\">Les charges de location continuent \u00e0 baisser<\/h2>\n\n\n\n<p>Au cours des cinq derni\u00e8res ann\u00e9es, les charges locatives des entreprises ont diminu\u00e9 de 0,4 \u00e0 1,8\u202f% par rapport au chiffre d\u2019affaires. Les boulangeries-confiseries avec marchandises sont celles qui ont le moins profit\u00e9 des baisses de loyer. Il n\u2019y a pas eu de changement entre 2016 et 2017. Les loyers ont stagn\u00e9 ici \u00e0 3,8\u202f% du chiffre d\u2019affaires. Dans ces entreprises, les charges de location sont toutefois d\u00e9j\u00e0 tr\u00e8s faibles par rapport \u00e0 d\u2019autres entreprises.<br>Apr\u00e8s une baisse continue depuis 2014, les charges de location des boulangeries-confiseries avec filiale ont augment\u00e9 de 0,2\u202f% du chiffre d\u2019affaires en 2016. Cependant, une ann\u00e9e plus tard, en 2017, les loyers des entreprises en question ont de nouveau baiss\u00e9, \u00e0 savoir de 0,3\u202f% pour atteindre 6,1\u202f%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-rester-attentif-et-agir\">Rester attentif et agir<\/h2>\n\n\n\n<p>Comme les taux hypoth\u00e9caires \u00e9voluent de la m\u00eame fa\u00e7on qu\u2019au Japon et se situent donc \u00e0 un niveau plus bas que jamais, il y a de bonnes chances que cela reste ainsi dans les ann\u00e9es \u00e0 venir. N\u00e9anmoins, les boulangeries-confiseries ne doivent pas trop s\u2019y fier. Dans l\u2019\u00e9conomie de march\u00e9, mieux vaut pr\u00e9venir que gu\u00e9rir. L\u2019exp\u00e9rience a montr\u00e9 qu\u2019il existe un risque que les prix de l\u2019immobilier soient \u00e0 nouveau pouss\u00e9s \u00e0 la hausse par des taux d\u2019int\u00e9r\u00eat extr\u00eamement bas.<br>Il vaut donc la peine de garder un \u0153il sur la branche et sur le concept individuel et la strat\u00e9gie propre \u00e0 l\u2019entreprise, de faire des comparaisons et des v\u00e9rifications et de proc\u00e9der \u00e0 des adaptations si n\u00e9cessaire.
